Possession date and legal possession time.

The car is packed full of boxes and the new owners are ready to move in.  They have bought three gallons of paint and brushes anxious to transform the interior of their new house to suit their color choices.  If they  started painting at 9 am. they should have at least one room done by noon. A quick call from the realtor reminds them  that legal possession time is noon on  possession day. The walkthrough  with the realtor would take place at 11:30 am. to ensure that everything was in order prior to the releasing of keys at noon, when authorized by the sellers lawyer. 

The buyers ask why they have to wait until noon . The realtors explains that the sellers lawyer must receive the necessary paperwork and the funds from the purchasers lawyer and at this time telephone calls would be made and the realtors would have authorization to legally release keys. 

Listing and selling realtors keep in touch with each other as well as the lawyers to ensure that everything is in order and there will be no delays in possession.
