Emotion is a big factor when viewing properties and deciding to move forward with an Offer to Purchase. 

From the moment you drive up to the property you are evaluating the location, neighbours and curb appeal of the home. 

Before the key is turned in the lock, many of you have decided whether or not this will be the one. 

Obstacles  arise that  sellers and realtors must overcome in getting buyers excited and emotionally charged over vacant space. It is difficult for many buyers to envision themselves and their furniture in an unfurnished property.
Furniture and accessories presented well showcase a property; making it more appealing to potential new owners. 

Vacant properties do not strike an emotional chord with buyers.  If your home is vacant and your home is being marketed as a vacant property, keep this in mind. 

Many sellers have employed the services of  professional stagers to provide that WOW FACTOR . First impressions are critical.  Home stagers offer services whereby existing furniture is regrouped and combined with accessories or a complete furniture package is provided to the home owners on a monthly rental basis.
Investors intending to add properties to a rental portfolio evaluate their purchase on location, condition, pricing and rentability.  The emotion is  removed from the decision process.

In many cases Offers written on vacant properties are considerably lower than the asking price.  This is due to the buyer and his/her realtor concluding the seller is motivated; perhaps relocated out of province or has moved and is paying a mortgage on two properties.

Perceptions and conclusions drawn from a vacant property may cost you thousands of dollars. 

Ensure that your best interests and financial bottom line are discussed between you your realtor to ensure that you are well represented.
